VAT Exemption

Hello, I’m a new member and I was diagnosed in 2008 and I’m looking to have a ground floor extension added, as I’m having issues getting upstairs. Would anyone who has had similar work in the past or currently going through this, be able to tell me if my extension would qualify for a VAT exemption? Would anyone be able to advise?

Hi, I had a wet room installed and asked the plumber for a VAT free bill. He said he doesnt charge it, as he is too small. Mmmm?

The website discusses:

Work on a disabled person’s home that can be zero-rated includes:

  • building a ramp
  • widening (but not building) a doorway or passage
  • installing, extending or adapting a bathroom, washroom or lavatory to suit their condition
  • installing, repairing or maintaining a lift used to help them move between floors
  • preparation and restoration of the immediately surrounding decor

If you have an extension which is a new bathroom that might be zero rate VAT.

We are having our bath taken out and a walk in shower put in. As i can no longer manage the bath.

The shop that we are buying all the materials and shower etc is supplying us the stuff without VAT so it makes it a nice saving.

The installer is not VAT registered so he doesn’t charge VAT.

I think the installer or builder has to earn over a certain amount in the tax year before he/she has to pay VAT. So a lot of small contractors wont pay VAT.

It explains what is covered by the VAT exemption rules. Obviously, if your main builder is not VAT registered, you wouldn’t be paying VAT on his/her services anyway. But, you may be able to get some VAT exemption on materials they supply you with. Have a talk to your builder, see where they are getting their materials from and see if you can get some VAT relief. You may have to pay for such materials yourself rather than pay for them through the main builder.

When I had a wet room installed, we had a main builder who did the majority of the work, but the wet room floor was installed by a separate company, I dealt with them directly and that was VAT exempt.

Very good point Sue. We did that. Bought the materials ourselves and used a local small builder, not vat registered, to do the work on our wet room. He had done work for us in the past and was happy with this arrangement.

I’ve found a couple of items on a website that are disability aids, any advice how I can make these purchases VAT free, the website doesn’t specialise in disability equipment and doesn’t offer any advice on this.

Have you applied for or looked at the possibility of a DFG, Disabled Facilities Grant.

Think you apply through your local council.

You have to get the OT Occupational Therapist involved.

Worth exploring, it may help with cost and help with your future needs.
