Applying for a mortgage - doctors details..

Hi everyone, I wonder if you can give me some advice… Me and my partner are in the process of applying for a mortgage and we have a mortgage advisor coming to see us on Friday and they want lots of details bank statements pay slips etc. They are also asking for doctors details… I am not diagnose with ms but I have had a case of transverse myelitus two years ago which is obviously on my records at the doctors. I am getting a bit worries now encase they contact my doctor ask for info etc and they find out. What do you think they want my doctors details for and what do you think they are planning on doing with them? After the case of transverse myelitus I have returned to work and have been back at work 16 months. Thank you for any comments.

Hi, this will be to do with the insurance they will try to sell you. I.e life and critical illness. In case your application for either needs underwriting they will need your doctors details. I have never ever heard of a mortgage application being declined for health reasons. As long as the income they take into consideration is ‘permanent’, you’ll be fine :slight_smile:

The only time any health details would be needed for a mortgage would be if you were getting an endowment mortgage linked to life insurance. I have had 2 mortgages since I was dx with MS both of which were repayment types. The lender is not interested in your medical details only your ability to pay. I don’t believe they knew about my MS because they didn’t ask me.

If you are thinking of linked life insurance any pre-existing condition will load the policy but as far as I have read most people only get one episode of transverse myelitus from which they will probably make full recovery. I don’t think that you have anything to worry about.

If you are not taking an endowment mortgage – ask some hard questions before you hand over access to your dr if you don’t want to.

I may be wrong, but I do not think they are allowed to ask for medical records in connection with a mortgage application!

Or are you taking out payment protection insurance along with it? In the latter case, I can understand why the insurer would want/need to know if there was any pre-existing health condition, as this would affect their chances of having to pay out. If your mortgage insurance would have included critical illness cover, I’m afraid I think it’s very unlikely now to be granted. That doesn’t mean you can’t have a mortgage, but obviously if you can’t obtain cover for if you got too sick to work, the risk would fall on you, instead of on an insurer.

Plenty of people with MS do still take out mortgages - it’s illegal to discriminate. But I can only think this is an insurance question. It’s NOT illegal for an insurer to refuse critical illness cover to someone they deem too high risk. In any case, the broker should not be asking for permission to approach your doctor without explaining why. AND you doctor can’t disclose anything anyway, without signed consent from you.
